• The Property will usually only be available from 3:00pm on the first day of your stay and must be vacated by 10:00am on the last day.  Arrivals after 7:00pm are possible only by prior arrangement.
  
  
• Reservations will be held for 5 days pending receipt of a 20% deposit and a security deposit of £50.00 (per cottage) which will be required to secure all bookings. The security deposit will be refunded in full less any damages, breakages or charges within 7 days of the completion of your stay.
  
  
• The balance remaining is to be paid in full no later than 1 month prior to arrival.  Bookings made a month or less before arrival will require payment in full including the security deposit.  Payment can be made by cheque payable to Mr J M Jones, or over the phone by debit card or most credit cards.
  
  
• In the event of cancellation or non-payment of the balance, the property will be offered for re-let and the security deposit will be forfeited, the booking deposit will be refunded in full only if the cottage is re-let.  In the unlikely event that we have to cancel your booking all monies will be refunded in full.
  
  
• Any breakages or damage may be subject to a charge; including the loss of keys and the cottage being left in an unnecessarily poor state after departure.  Any theft of items identified after departure will be liable for payment and/or will be reported to the authorities.
  
  
• No resposibility can be accepted for injury, loss or damage to customers or their belongings.
  
  
• Parking and cottage facilities are for guests' use only.  Cars are parked at owners' risk.  Car parking space is available for two cars only; any further cars must be parked outside the cottage boundary.
  
  
• The maximum number of persons over the age of 3 years of age occupying a cottage must not exceed four.
  
  
• Customers are to behave in a manner that is deemed to be considerate to all other residents.
  
  
• No smoking allowed in the cottage.  No live fishing bait allowed in the cottage.  No pets.  No ball games on site.
  
  
• Unless by prior arrangement bed linen is not provided.  Towels are not provided.  Logs for wood burners are not provided.
  
  
• The cottage on departure is to be left clean and tidy and in the condition found upon arrival, and as you would expect to find it.
  
  

We reserve the right to refuse entry to the entire party or after arrival ask the entire party to leave if any of the above terms & condions are not met
